This agency felt like a scam, the agent who represented it refuse to show his agent licence number and then admitted he had none.

They wanted us to pay cash to secure the tenancy, without giving any proper contract. When I asked what’s the guarantee they won’t just disappear with the money, the agent laughed and said “then don’t deal with me”. I asked if we could do it at the notary, for which the agent replied “then I won’t come”.

Now I understand the strategy. Those “agents” lure in customers by below the market price. They try to put appointment back to back so customers can see that there is interest by others, and feel under a pressure to let go such a bargain. Then the agent lists some problems to sound more believable, but promises to fix it all once it’s paid. Finally, asks to pay on the spot to secure the bargain - otherwise “the others will grab it before you”.

After reading other people reviews I confirmed we just managed to avoid being scammed.

I wonder whether the owner of the house was even aware of this deal, or this agency just finds random derelict houses and show it to people.

On propertyguru the agent that we met pretend to be someone else. The guy we met was not the same at all who was advertising the property.

Remember if it’s hard to believe it’s true — it’s probably not.

Went through them to find an apartment, all agents are experienced but not professional. I never got my deposit back despite having a legal contract. I was made to pay for damages I never caused. All appliances from washing machine, oven, kettle were all in excellent condition. Really disappointing in the end. The only agent that is carrying this whole company with professionalism is Darius Yeap, he knows how to maintain clients on a professional level! He goes out of his way to fulfill clients needs. Apart from him, everyone should be reminded that experience goes hand in hand with professionalism.

Not be trusted estate agent. Val-lee at Ceiloz Realty is not IMEA accredited and this company has already been reported to LPPEH numerous times.
